About this listing
Avalon is situated forty three kilometres west of Wagga Wagga comprises 171ha and offers buyers water security.

Land comprises river flats to gently undulating country, biologically managed fertile red loam and black alluvial soils offer a productive base for grazing, cropping or fodder production enterprises.

Water comprises; Murrumbidgee river stock and domestic riparian river right; 20ML Murrumbidgee general security WAL; 10ML Murrumbidgee stock & domestic WAL; Davey pump equipped with time of use meter on 2" mains supplies a 90,000lt tank, seven troughs and the garden plus there are two dams, a billabong and an unequipped well.

154Ha* arable, of which 48Ha* is irrigated from the Murrumbidgee by a Southern Cross pump. Six inch PVC underground mains supply 3 concrete pivot pads of 16Ha each. One Upton Centre pivot with a Hatz diesel generator waters the 3 pivot pads.

In 2018 the pivots of Lucerne and rye were over sown with oats. Two circles had two cuts of hay. The third circle was watered early then grazed. The vendor has since worked the grazed pivot rain in preparation for the autumn break.

Avalon has been biologically managed since 2006; this approach is designed to establish deep rooted perennial grasses that build soil carbon and sequester atmospheric nitrogen. The approach encourages soil microbiology to unlock nutrients, while inputs have been sourced to balance nutrient ratios; these have included soft rock phosphate, infused with sulphur, boron humates and gypsum and lime applications. Foliar application of kelp has been used to increase frost resistance and increase growth with the gibberellic acid component.

Avalon has healthy productive soils with beneficial soil biology, above average soil carbon levels and active plant species throughout the entire year, which enables grazing year round. From 2008- 2017 annually in April/May the arable land has had 1.2t/ha gypsum, 7kg/ha boron humates and 120kg/ha soft rock phosphate applied by spreader. The dryland area is sown to established perennial pastures and an area of 22ha of oats was sown in 2018.

In recent years the vendor has cut hay from established Lucerne and rye utilising the existing irrigation infrastructure and run a beef operation turning off progeny at 450kg in 11 months, currently the vendor has 47 weaners on hand.

Fenced to 7 main paddocks, majority ring lock, steel cattle yards have concrete race & ramp and 2 weaner yards, horse yards at main infrastructure complex, ample shedding includes powered machinery shed with concrete floored workshop and two other steel storage sheds.

A three bedroom cottage completes this package. The interior has been updated; timber floors and an open plan kitchen add warmth to this country character home. The weatherboard home is freshly painted and sits amongst established trees in a well maintained garden.
